What an automated home value estimate actually is
An online estimate is a statistical model. It takes what it can find about your property, usually assessment records, past sales, square footage and lot size, compares it to recent sales nearby, and produces a number. It has never been inside your home. It does not know that you finished the basement properly, or that the roof is at the end of its life, or that the house backs onto a rail corridor.
That makes it a starting point, not an answer. It is genuinely useful for orientation, for tracking direction over time, and for a rough sense of equity. It is not a number to price a listing on, negotiate with, or plan a purchase around.
What actually moves the value of a home here
Things the model usually gets roughly right
- Location at the neighbourhood level, and the general price band it sits in
- Above grade square footage, bedroom and bathroom count
- Lot size and property type
- Broad market direction since the last comparable sale
Things it usually misses entirely
- Condition. Two identical floor plans on the same street can be thirty percent apart if one is original and one is properly updated.
- Finished basement quality, and whether there is a legal second unit or just a basement with a kitchen in it. That distinction is worth a great deal and the records rarely show it.
- Major systems. Roof, furnace, air conditioning, windows and electrical service. Buyers price these even when nobody says so out loud.
- Layout. Square footage that is usable is not the same as square footage that exists.
- What the property backs onto and faces. A greenbelt, a school, a busy arterial and a commercial plaza all move a number and none of them appear in a record.
- Parking and garage, which matters more in dense central neighbourhoods than in newer subdivisions.
- Condominium specifics. Fees, what they include, the reserve fund's health, the floor and exposure, and whether a special assessment is looming.
- How fast the market has moved since the comparables it used actually closed.
How a REALTOR® market review differs from a formal appraisal
These get confused constantly, and they are three different things.
An automated estimate
Free, instant, generated by a model with no inspection. Accuracy varies widely by property type and by how typical the home is. Unusual homes, rural properties, and anything significantly renovated are where these estimates are least reliable.
A REALTOR® comparative market analysis
What I provide. I look at the property, then build an opinion of value from recent comparable sales, adjusted for the real differences between those homes and yours, along with what is currently active and competing, and what has failed to sell. It is an opinion of market value for the purpose of pricing a sale or planning a move. It is not a formal appraisal and cannot be used as one.
A formal appraisal
Prepared by a designated appraiser, following professional standards, in a report a lender or a court will accept. This is what a lender orders for financing, and what is usually required for matrimonial matters, estates and legal proceedings. It costs money and it takes time. If you need a value for a legal or lending purpose, you need this, and I will tell you so rather than pretend a market review substitutes for it.
Ontario property assessment values are a fourth thing again. They are used to allocate property tax, they are based on a valuation date that may be well in the past, and they are not an indication of current market value in either direction.
What I do with your address
When you request a valuation here, you get the automated estimate immediately. Then, if you want the real number, I follow up and we do it properly:
- I pull the actual sold comparables for your street and your immediate area, not a city wide average
- I ask about condition, updates, systems and anything a buyer will react to
- I look at what is on the market right now that a buyer would consider instead of your home
- I give you a range with the reasoning, including where the number would land if you did nothing and where it could land with specific, worthwhile preparation
There is no obligation attached to that, and I am not going to chase you. Plenty of the people I do this for are eighteen months away from moving, or simply want to know where they stand.
Frequently asked questions about home valuations
How accurate is an online home value estimate?
It depends heavily on the property. A recently built home in a subdivision full of similar homes that trade often will be estimated reasonably well. A century home, a rural property, a heavily renovated house, or anything with an unusual lot or layout can be off by a wide margin in either direction, because the model has nothing similar to learn from.
Is the valuation free, and is there any obligation?
Yes it is free, and no there is no obligation. You are not signing anything by asking what your home is worth.
Can I use this to refinance or for a lender?
No. Lenders require a formal appraisal from a designated appraiser, and they normally order it themselves. A market review from me is for your own planning and for pricing a sale.
Will finishing my basement increase my value?
Usually yes, and how much depends on whether it is done to a standard buyers recognise, whether permits were taken out, ceiling height, and whether it creates a legal second unit. An unpermitted basement apartment can actually reduce what a buyer will pay once their lawyer and lender look at it, so this is worth discussing before you spend the money rather than after.
How often does my home's value change?
Continuously, and unevenly across property types and price bands. Detached homes, townhomes and condominium apartments in the same city frequently move at different rates and sometimes in different directions. The market snapshot shows what is happening currently.
What if I am not ready to sell yet?
That is the most common reason people ask. Knowing your position lets you plan a move, decide whether a renovation makes financial sense, think about an investment purchase, or simply confirm what your net proceeds would look like. Ask now, move whenever it suits you.
Do you value rental and investment properties?
Yes. A tenanted property is valued differently from an owner occupied one, because the buyer pool is different and the existing tenancy transfers with the property. If that applies to you, mention it when you get in touch so the review reflects it.
